Engineered and solid hardwood can look identical from above because both can have a real oak, maple or hickory surface. Their behavior in a Florida home differs because the material below that surface is built differently.
Construction changes movement
Solid hardwood is one piece of wood from top to bottom. It expands and contracts mostly across the board’s width as moisture changes. Engineered hardwood uses a real-wood wear layer over a multi-layer core, with grain directions arranged to resist dimensional movement. That stability matters in a humid climate and on wide planks.

Choose engineered hardwood when…

- You want glue-down installation without building a sleeper subfloor.
- A quality wear layer provides enough future renewal for your plan.
Choose solid hardwood when…
- The home has a dry, suitable plywood or wood subfloor.
- You value the deepest possible refinishing life.
- Narrow or traditional plank proportions fit the design.
- The HVAC and indoor relative humidity will remain controlled year-round.
- Installation height and fastening requirements are already compatible.
Do not confuse thickness with quality
A thick engineered board can still have a thin wear layer and weak core. Ask for total thickness, wear-layer thickness, ply count, finish system, installation method and moisture limits. For solid wood, ask about grade, milling consistency, moisture content at delivery and required acclimation.
What snowbird and coastal homes should consider
A seasonal home can experience larger indoor humidity swings if the thermostat or dehumidification setting changes while it is vacant. Coastal exposure also increases the importance of entry mats, finish care and prompt cleanup. Product selection cannot compensate for an uncontrolled indoor environment.
